The Craigmount Community Centre in Clermiston, Edinburgh was a well-attended community centre until it closed two and a half years ago. As a result the local community lost their much loved venue for socialising. Edinburgh City Council currently holds the legal rights to the Community Centre. The building is currently boarded up and there are warning signs relating to asbestos.
Edinburgh City Council agreed that the surrounding area of Clermiston is to be regenerated to improve the sporting, economic and social legacy of the area. As part of the regeneration initiative the area is to be enhanced by redeveloping the Craigmount Community Centre to a local community park. The purpose of the redevelopment is to provide the local community with a place to enable a diverse community involvement and interaction through delivery of a prestigious community sports hub facility and a new state of the art development including leisure, health, education and lifelong learning facilities to increase the health and well-being of the local community.
The site is located within an urban residential and commercial area with adjacent buildings and a shopping centre. The proposed site will require the demolition and refurbishment of a number of existing structures, as well as a number of new constructions as follows:
 Construction of a new health and fitness centre including two squash courts, two swimming pools, conference facilities, and a medical practice and pharmacy adjacent to the existing library. This will require the demolition of the existing boiler house adjacent to the existing sports hall.
 Refurbishment of the existing sports hall, dance studios and cafe.
 Major renovation and extension of library and ICT facilities and teaching facilities, including replacement of the existing mechanical services installations.
The following external facilities will also need to be carried out as new constructions:
 walking and cycling paths
 external sports areas including artificial pitches
 skateboarding and BMX cycling facilities
 community park and playgrounds
The client is not experienced in this kind of development. The proposed project is estimated at be £36 million. The completion date is critical, especially for the sports hall, swimming pools, dance studios and café as these require handover by 31st December 2016.
